Services
Scope first. A clear role.
Construction services shaped around your project.
Planning a new development, renovating an existing property, or managing a capital improvement? Start with the work your property needs and the role you need Hearth to fill.
Depending on the engagement, Hearth serves as general contractor, construction manager, or owner’s representative. We define responsibilities with you, then coordinate the people, decisions, and details within that scope.

How We Help Property Owners
Based in Edwardsville, Illinois, Hearth works with owners on multifamily, mixed-use, commercial, and self-storage properties throughout the Midwest and beyond.
Construction Management & Owner Representation
Bring coordination to a project with multiple contractors and decision-makers. Hearth works with owners, architects, and project partners to track responsibilities and the details of delivery. An owner-representation engagement focuses on oversight on the owner’s behalf; Hearth’s responsibilities are agreed for each project.
Explore owner representation at Flats at Dorsett Ridge and Expo at Forest Park, and construction management at Mill Creek Flats and The Edwin.
Ground-Up Construction
Plan a new building or development with a clear construction role from the outset. Hearth may act as general contractor, construction manager, or owner’s representative, depending on the engagement. Discuss the site, intended use, project team, and stage of planning so the scope can be established before work begins.
Our experience includes Accomack Storage and industrial construction oversight at Power 202.
Renovations
Update an existing multifamily or commercial property through rehabilitation, remodeling, and exterior work. Define the building components, access needs, and day-to-day use that the work must account for.
See the exterior renovation at The Groves and property improvements at Hunter’s Glen.
Capital Improvements
Address major property components through a defined package of work, such as roofing, windows, siding, concrete, or parking-area improvements. Start with the condition of the property, the work to be covered, and the priorities for sequencing.
Every project starts with a clear understanding of the property, scope, and responsibilities. Tell us what you’re planning.
Before we build
Planning your project.
A few practical answers to help you define the work and the support you need.
Discuss your project →How do general contracting, construction management and owner representation differ?
General contracting covers delivery of construction work within an agreed contract. Construction management coordinates the project team and the details of delivery. Owner representation provides oversight on the owner’s behalf. Hearth can fill different roles depending on the engagement, so responsibilities and decision-making authority are defined for each project.
What types of properties has Hearth worked on?
Hearth’s portfolio includes multifamily, mixed-use, commercial, industrial and self-storage properties. Our services cover new development, renovations and major improvements to existing properties. The right engagement depends on the property, the work required and the project team.
Where does Hearth work?
Hearth is based in Edwardsville, Illinois, with project experience in Illinois, Missouri, Kentucky and Arizona. If you are planning work in another location, share the city, state and scope so the team can discuss whether the project is a fit.
Can Hearth help with renovations and capital improvements?
Yes. Hearth works on rehabilitation, remodeling, exterior renovations and major property components. Examples include windows, siding and gutters at The Groves; parking-area work at Grandview Office Park; and landscape and outdoor-area improvements at Hunter’s Glen. Each engagement starts with a defined scope.
What affects a project’s budget and timeline?
Budget and timing depend on the scope, existing conditions, property access, materials, permitting and project sequencing. Share the location, intended work, available plans and target schedule. Hearth can then discuss the work and the next steps needed to develop an appropriate scope.
What should I share when contacting Hearth about a project?
Start with the property’s location and type, the work you are considering, your current planning stage and target timing. Mention any plans, reports or scope notes you already have. Use the contact form to introduce your project, or call 618-307-4744 to discuss it.
